Preparing Your Property for Photography & Video
Thoughtful preparation helps ensure your property is presented at its absolute best. This guide is designed to keep the process simple and stress-free while allowing us to capture clean, polished visuals that highlight space, light, and architectural detail.

Interior Preparation
Before your scheduled shoot, we recommend turning on all interior lights, including lamps and accent lighting, to create a warm and inviting atmosphere. Blinds and curtains should be opened where appropriate to allow natural light to flow through the space.
Clear countertops, tables, and surfaces of small items, cords, and personal belongings. Straighten furniture, pillows, and bedding to maintain balance and symmetry throughout each room. Personal items such as toiletries, photos, paperwork, and refrigerator magnets should be stored out of view.
Less visual clutter allows each space to feel larger, brighter, and more refined on camera.
Kitchens, Bathrooms, and Living Spaces
Kitchens and bathrooms benefit most from clean lines and simplicity. Remove daily-use items from countertops, store sponges and cleaning supplies, and hide trash cans and paper products. Toilet lids should be closed, towels neatly arranged, and mirrors free of streaks.
In living areas and bedrooms, make beds neatly, align rugs and chairs, and turn off televisions and computer monitors. Small adjustments make a noticeable difference in the final imagery.
Exterior & Curb Appeal
Exterior preparation is especially important, as first impressions begin before a viewer ever steps inside.
Vehicles should be removed from driveways and street-facing areas. Outdoor furniture should be arranged neatly, hoses rolled up and stored out of sight, and trash bins placed away from visible areas. Walkways, porches, and patios should be swept and free of debris.
If watering plants or washing the driveway, please ensure all hoses are turned off and not left dripping. We recommend avoiding pressure washing or heavy rinsing within 24 hours of the shoot, as lingering moisture can create puddles, dark patches, or reflections that detract from the overall presentation.
For waterfront and marsh-facing properties, clean sightlines are especially important. Ensure docks, patios, and outdoor spaces are tidy and unobstructed to fully showcase these features.
Day-of Shoot Notes
On the day of the shoot, please ensure access to all interior and exterior areas scheduled to be photographed. Pets should be secured or off-site to allow for a smooth, uninterrupted session.
